Resort Rules

A safe and enjoyable environment requires a few basic rules for the benefit of ALL.

  1. The SPEED LIMIT is 7 MPH for all guests and their visitors. It applies to motorized and non-motorized vehicles. This is strictly enforced for the safety of all. The Resort streets are shared by RV’s, vehicles, and pedestrians.

  2. A pet friendly resort is always a people friendly resort first!

    You may have a maximum of 2 dogs per site.We are a recreational facility, therefore not an appropriate place for a guard dog. Aggressive behavior by pets (and people!) is prohibited.

    Pit Bulls, Rottweilers, Doberman Pinchers, and any other breeds deemed aggressive by Resort Management are prohibited.

    Your pet must be accompanied by you while outside your RV.

    Pets must always be physically leashed (not electronic) except when in fenced dog parks and must be always under your control.

    Please do not tether your pet to trees.

    We allow professionally manufactured, self-enclosed and secured (sides, top and bottom) portable pet kennels (sometimes referred to as dog crates) not to exceed 48”L x 30”W x 35”H inches.

    Dog fences are prohibited.

    Continual barking prohibited; you must quiet your dog immediately.

    You must pick up after your pets no matter where they go to the restroom, including the dog park. (The pet rate does not cover this service nor is it available. We provide bags, you pick up the poop.)

    Pets are prohibited in all buildings and pool areas.

    Pets must be vaccinated with proof available if requested.

  3. Children must always be supervised by an adult while in the Resort for their safety and the sanity of all guests, including said children.

  4. Guests are required to follow all federal, state, and local laws during their stay at Mesquite Trails RV Resort. Illicit drug use, drunkenness, and disorderly conduct are prohibited. Firearms may not be openly displayed at any time in the Resort. Restrictions are not applicable to sworn law enforcement personnel. Violation of any of these restrictions by any tenants, occupants, guests, or visitors will result in ejection from the Resort. 

  5. Park your car ONLY in your designated space, do not park in streets. All registered guests must display a resort parking pass.

  6. Driving, walking, and parking in vacant RV sites is prohibited.

  7. Walking through another guest’s site uninvited is prohibited.

  8. Bikes, motorbikes, scooters, skateboards, roller blades & skates are not permitted in buildings or on sidewalks. Riding bikes after dark without head lights is prohibited. Helmets are required! Watch for pedestrians. ATV’s and UTV’s must adhere to the 7 MPH speed limit and motor as quietly as possible while entering and exiting the resort.

  9. Small propane fire pits, as well as pellet and propane grills are allowed. You may NOT use a grill on the Resort’s picnic tables. Grills must be on legs, a grill stand, or a table other the Resort’s Picnic tables will be situated in such a way as to protect Resort facilities. Wood burning fires are not allowed.

  10. ABSOLUTELY NO FIREWORKS!

  11. All RVs and vehicles must be in good operating condition and appearance, have a current registration and insurance policy, and be registered with the resort office. All RVs must be self-contained with holding tanks unless approved by the Resort Management. Window air conditioners are not allowed. Tarps or duct tape are not allowed as covers.

  12. The Pool & Spa rules will be posted at the pool once built. There will be NO ATTENDANT on duty. Children under the age of ____must be accompanied by an adult. ADA lifts are only to be used for ADA purposes.

  13. All garbage and trash must be bagged in plastic and must be placed inside dumpsters located throughout the resort.

  14. Six people maximum per site unless approved by management.

  15. Guests will be required to pay for damages they, their pets or their guests cause to the property.

  16. Quiet Hours are from 10:00 pm to 8:00 am. Be courteous to other guests. Continual loud noise is not allowed by people or pets.

  17. RV and vehicle washing, or repair are permitted only by approved mobile services. Please contact the office for a list of service providers.

  18. Be sure to keep personal belongings and portable items secure. Resort management is not responsible for loss, damages or claims for damages of property of guest due to fire, theft, accident, or any other cause.

  19. Mesquite Trails RV Resort is a private resort and reserves the right to refuse service to anyone who does not abide by the above rules. Anyone who does not abide by the rules will be asked to leave the resort without a refund.

Occupancy

We are a family. friendly resort, open to all! The established occupancy allowance accommodates families of all sizes, including retired snowbirds and lone travelers.

  • 4 Guests - 12 years of age and up

  • 6 Guest Per Site Total Allowance

  • Children under 3 not counted towards occupancy allowance

If site occupancy exceeds the allowance:

  • $3 per guests over occupancy allowance - Daily Rates

  • $25 per guest over occupancy allowance - Extended Stay Rates

*Occupancy Rates will not go into effect until Phase 2 Construction is complete.

Vehicles

The sites were generously designed for 1 RV, 1 tow vehicle and 2 ATV/UTVs. One additional passenger vehicle is allowed on the condition that all vehicles fit within the site and not encroach into the road. The Camper Van/Small RV sites are the exclusion to the size design, in which case all vehicles need to fit within these sites no matter quantity, whether below the given allowance. All vehicles must be licensed and insured to operate within the resort.

Pets

We are a pet friendly resort and welcome your family pets. We have a dog wash station and 3 dog parks with pick up stations available throughout the resort for your convenience and use.

We allow 2 pets per site; cats being excluded if kept indoors. The following rates apply:

  • $3 per pet – Daily Rate

  • $20 pet–30 Day Rate

Dobermans, Rottweilers, Pit Pulls or aggressive breeds are not allowed.

Overflow Parking

We have a complimentary overflow area to park your ATV/UTV Trailer if it does not fit on your site. Motorized Vehicles may not be stored in the overflow, this is stipulated by municipal code.

Tents

You may have one tent to accompany an RV, occupying a site, for a maximum of 3 Days. There are no dishwashing facilities available. Dishwashing at the site hydrant, R/R, Event Center, or Site Hydrant is prohibited.

$20 per day

Deposit and Cancellation Daily Reservations

  • Your first night’s rent is due upon making your reservation.

  • Your first night deposit less a $10 Cancellation Charge will be refunded with a 48-hour cancellation notice.

  • No refund is given for cancellations made less than 48 hours prior to arrival date.

  • There is no charge to move a reservation to another date.

  • Forfeited deposits may be applied to future reservation within one year

Discounts

  • Applies to Daily Rate only

  • One Discount Per Visit

  • Membership # or Service ID is required

  • Passport America can be applied to Standard Back-in only

  • 2 days per month, Monday-Thursday

Extended Stay Rules

More extensive rules are found in the extended stay agreement. 

Rental periods are 30 days to 30 days.

  • All Extended Stays must be arranged with the office .

  • RV's and Licensed Vehicles must be newer than 10 years old. Management approval required for older RV’s and vehicles.

  • RV And Vehicles must be licensed and insured.

  • All RV's must have an operational tow vehicle at site, and the ability to vacate with 24-hour notice.

  • A photograph of all pets with vaccination records required prior to check-in.

  • Background Checks are required prior to check-in for extended stay

FAQ

Extended Stay Electric

~.12 cents per KWH by Overton Power District

.16 cents per day by Wild Energy Electric for the meter service

($4.80 per 30-day period).

High Speed Internet

This service is available to extended stay only. This service is supplied by Reliance Connects and can be arranged through them. www.relianceconnects.com

Deposit and Cancellations Extended Stay Reservations

  • All Extended Stays must be arranged with the office .

  • Rental periods are 30 days to 30 days.

  • Rent for the first 30-day period is due when the reservation is made

  • An additional 30-day deposit is due upon check-in and will be applied to your final 30 days.

  • The Cancellation charge applied to Extended Stay is $100.

  • The Deposit less the $100 Cancellation Charge will be refunded with a 30-day cancellation notice.

  • First 30 Days Rent and cancellation fee is taxable.

  • Forfeited deposits may be applied to future reservation within one year.
